Operator Opportunity For Albert Guest House In Gourock
Taste Inverclyde is delighted to share the first images of the renovated Albert Guest House following a six-figure investment.
The premises have been given a new lease of life after being bought at an auction in November 2016.
The historic Gourock landmark, built pre-1840s, has since been transformed and converted back into a guest house.
With a small provision currently for hotel accommodation in Gourock, this historic building offers plenty of charm and opportunity to provide boutique-style accommodation in the heart of the town centre.
The most significant investment to date has been the creation of a newly equipped kitchen on the ground floor, just off the former bar. There is also the possibility of a small café or restaurant in the former bar area.
With four guest suites on the middle landing, three of which offer an en-suite with the other providing a private bathroom, there is a range of rooms and style for lodgers to choose.
An additional attraction is a potential for two Airbnb serviced accommodation opportunities, with living quarters on the top floor and also at the rear of the building which would require further investment.
The guest house, which is fully licensed, offers further potential thanks to the private seating area at the rear of the building which could be landscaped to create a beautiful setting for guests.
With all electrical, heating and décor completed for the guest suites, all that remains is flooring and furniture.
With Gourock enjoying the benefits of its ongoing regeneration, the town continues to be a hit with visitors through its range of independent shops, however, is lacking in town centre accommodation. With the proposed Greenock Ocean Terminal development and a further increase in cruise line passengers expected, there is a steady flow of tourism potential.
Gourock also hosts a primary Amazon site, the headquarters of CalMac as well as two ferry terminals for those travelling to Argyll and the Islands. The Guest House is also three-quarters of a mile from Inverclyde Royal Hospital, ensuring a steady flow of potential business outside of the tourist season.
With a convenient location and spectacular views of the River Clyde, the Albert Guest House offers the potential of £400-£500 in rental income per night to operators.
The Albert Guest House is available to lease in the region of £18,000 per annum with an immediate entry on offer.

Hi there!
I am looking for some more information on this venue. My business partner and I run a performing arts academy for children and mother and toddlers group. We also currently work in hospitality and just feel we could maybe make the venue work for us. We wondered if we could speak to someone and find out how much the monthly rent would be and see if it’s something we could do.
